With diligence and reminding them (Wells Fargo) over and over again, we worked on this file for just over a year.  With two different buyers under contract during that time we finally have a short sale approval and are moving forward to prepare to close yet another one with complete success.  Seller will not owe any deficiency on the note and he will be receiving relocation funds.   Now our only delay is the buyer finishing what is needed for their loan .

It took us 2 years of constant negotiations along with persistence and patience.  With a seller client that was upside down in a condo that they had long since out grew with no other options for their family.  The trials with the lender was the initial goals to reach with success only to hit a brick wall with a very unrealistic HOA.  After falling out of contract-escrow twice after gaining short sale approval of the lender but still not from the HOA, we continued this journey to obtain a buyer that was in it for the long haul and was willing to make additional concessions to get the property they wanted.

In the end our client was able to say goodbye to total debt of over $135,000.00 with deficiencies waived.

Our team has a list of preferred home inspectors, and we do this for a very good reason WE USE THEM OURSELVES and for our families.  We can all walk through a home and see a few red flags now and then but a good and qualified home inspector sees so much more than we ever could.  We recommend an inspection on all of our sales doesn't matter if it is new construction or distressed property sold "as is where is".  


The cost of a good inspection is nothing compared to what can turn up after the sale and without any warning in our opinion.
